Setback from a public road
Setbacks

Building setback from a road and the roadside strip

France

Outside urbanised areas: 75–100 m from the road axis (Loi Barnier, Art. L111-6); within towns the PLU sets the setback.

Distances and rules

A public road has red lines and a building setback. Near a street the building is set back from the red line; along regional or federal roads a wider roadside strip restricts construction. A public road is part of the urban-development plan — unlike a garden path.

Outside urbanised areas 100 m (motorway) / 75 m (other major roads) from the axis France — Town Planning Code, Art. L111-6 (setback from major roads)
Within towns Set by the PLU Local rules

Important limitation

This is a planning aid, not a legal opinion. Before construction, check the local land-use rules, easements, the network/utility operator’s requirements and neighbour buildings.
